Gurnee Planning Board to address residential outbuilding location at public hearing tonight

The Village of Gurnee, Illinois Planning and Zoning Board will address a requested variance to accommodate an outdoor shed at its 7:30 meeting this evening, Feb. 3, at Gurnee Village Hall, 325 N. O’Plaine Rd.

Following a public comment period, the board will first approve minutes from the board’s previous meeting of Jan. 6 before considering the new business.

The request for a residential variance will then be heard as part of a public hearing. Jacqueline Petrovich, owner of property located at 1674 Vineyard Dr., in the Elysian Fields Subdivision, will ask for a variance in order to allow an existing shed on her land to occupy space in what is normally required to be left vacant at the perimeter of her property.

Instead of the required three-foot interior side-yard setback, Petrovich’s inquiry proposes that the structure be permitted to encroach approximately 2.5 feet into the area. The parcel is zoned R-3 PUD, Single-Family Residential as a Planned Unit Development.

Variances are typically requested to overcome an exceptional physical condition that poses practical difficulty or hardship in such a way as to prevent an owner from reasonable use of their property as intended by the Zoning Ordinance.

Following this matter, the board will remind attendees that the next meeting is scheduled for Feb. 17, prior to adjournment.
