At a recent Lake Zurich Village Hall meeting, the village board’s planning and zoning commission furthered a discussion on the fate of a land parcel, with plans for a follow-up hearing scheduled Feb. 15.

The site at the southwest corner of Route 22 and Quentin Road -- and known as the Cummings Property -- has attracted the attention of developers from Central One LLC and MBI Development, who presented a plan to build 48 single-family dwellings.

Such plans include reserving 5 acres for commercial retail use: a bank, gas station, convenience store, retail building and fast food restaurant with a drive-through component.

The commission first reviewed this proposal in late 2016 — offering positive feedback, raising questions about residential density, reaching an informal consensus on the latter aspect — before unanimously agreeing to extend the public hearing to subsequent meetings.

Discussion on the project, with the proposed name of “Steil Plaza of Lake Zurich,” continued at the planning and zoning commission’s Jan. 18 meeting in Village Hall, with the hearing classified as a preliminary plan review. The matter will be continued at the commission’s 7 p.m. Feb. 15 meeting at Village Hall, 70 E. Main St.

The official address for the zoning application is listed as 99 Quentin Road. Current zoning is R-1/2 (single family residential); the applicants desire a change to B-1 (regional shopping) and R-5 (single family residential).
