Village of Mundelein issued the following announcement on July 13.
At a recent Mundelein Village Board Meeting, the Board of Trustees adopted a Resolution authorizing the demolition of the building located at 538 North Morris Avenue, formerly home to Bradco Enterprises. This demolition clears the way to facilitate redevelopment of the site which is a 2.8 acre property with 2 parcels of property and a 26,000 sq. ft. building.
“We recognize that we are not developers, however, the Board determined that it is in the best interests of our residents that we facilitate redevelopment of the site. The building has been vacant for an extended period of time, and the Board wants to see that site redeveloped sooner rather than later. The fate of the site is in the hands of whoever buys it, but Mundelein’s standards are quite high. We envision a dynamic and more attractive downtown area, so the property will require significant investment,” explains Steve Lentz, Mayor.
In 2016, the Board of Trustees authorized the purchase of the property for $200,000. The Village Board deemed it would be in the best interest of the residents to acquire this property. The property appraised at $525,000.
According to the Village of Mundelein’s Comprehensive Plan and Downtown Redevelopment Plan, an implementation strategy to promote the development and redevelopment within the Downtown is to acquire and assemble key properties for redevelopment. Acquiring these key properties enables the Village to guide the development of the property in a manner that is consistent and supportive of the place making efforts undertaken by the community.
“Our vision for Mundelein’s Downtown is to transform the space into a vibrant, active, attractive, walkable, mixed-use area that provides living and shopping opportunities, connects to transit, provides civic functions, and respects the historic character of the Village. To achieve this vision, we have to take strategic and calculated steps to turn our vision into reality. The demolition of this property clears the way for redevelopment such as housing and retail, moving us closer to redefining the downtown and improving Mundelein’s image,” Mayor Lentz explains.
