City of Highland Park Plan and Design Commission met July 19.

IV. Scheduled Business

a. Design Review 2022-DES-021 for a project by the Park District of Highland Park for the park boating and launch facility, for 8, 10, 20, and 31 Park Avenue and 125 Central Avenue. Variations may be considered, including to Article 6 lighting and Article 22 landscaping requirement of the Zoning Code.

b. Public Hearing 2022-SUP-007 for an amendment to the existing Special Use Permit for the property 1174 Park Avenue W, located within the R1 zoning district, by the Birchwood Club, for a “Tennis, Racquetball, Handball, Swimming & Other Private Recreational Clubs”, a Conditional Use in the R1. The Applicant proposes new courts with accessory structures, and variations may be considered, including to Article 6 lighting and Article 22 landscaping requirement of the Zoning Code.

c. Continued Public Hearing 2022-SUP-004 for a Special Use Permit to allow for a New or Used Motor Vehicle Sales &/or Storage Lots, freestanding, Motor Vehicle Washing Facility, and Motor Vehicle Repair, Major or Minor, and Design Review, with variations, for the property 1535-1549 Park Avenue W.

d. Public Hearing 2022-PUD-007 for a Special Use Permit in the Nature of an Amendment to a Planned Development for a 10-residential unit development for the property commonly known as the Southwest Corner of Livingston St. and Compton Ave., zoned R6. Design Review, re platting, and, variations and relief may be considered to the Article 6 lighting requirements, Article 22 landscaping requirements, and other zoning, subdivision, and design review requirements as appropriate.

e. Public Hearing 2022-ZTA-001 for a Zoning Code Text Amendment to modify Chapter 150, the Zoning Code, to add regulations pertaining to required bicycle parking standards, vehicle parking reductions for developments providing bicycle parking, internal parking lot pedestrian circulation systems, and requiring development connectivity to existing/planned trails and multi-use paths. Article 5 (Planned Developments) and Article 8 (Off-Street Parking and Loading) of the Zoning Code are considered for amendments and other sections of the Zoning Code as appropriate.
