According to data from two property sales during the period, the median sales price of a Third Lake home was $380,750. The city’s median tax bill for 2025 was reported at $10,056, making up 2.6% of the taxed homes’ median value.
The average effective property tax rate in the U.S. came in at 0.888% for 2024.
Within Lake County, the cities of Round Lake Park, Wadsworth, and Forest Lake recorded the highest property tax rates.

U.S. home prices continued to climb in 2025. Nationally, the median sale price reached about $447,000 in June—a 1.13% increase compared with a year before, according to Redfin. The data highlight a notable gap between supply and demand, with 36% more sellers than buyers (a gap of 508,715 homes). Redfin considers a market balanced when seller and buyer numbers are within 10% of one another.
