8.1 17-0723

Committee action for final plat approval for the Connor Subdivision, Vernon Township - District 18.

· The applicant proposes a two-lot conventional single-family residential subdivision on approximately 2.25 acres, located on the west side of Woodbine Circle, approximately 1/3 mile west of Route 21, Vernon Township.

· The subject property is zoned residential-1 (R-1), with an average lot area of 41,632 square feet. The character of the area to the north, south, and east is single-family residential, zoned R-1, and to the west, located in the Village of Vernon Hills, there are municipal recreational fields.

· Staff recommends approval of the Final Plat.

Committee action for minor subdivision modification for the Connor Subdivision, Vernon Township - District 18.

· The applicant proposes a two-lot conventional single-family residential subdivision on approximately 2.25 acres, located on the west side of Woodbine Circle, approximately 1/3 mile west of Route 21, Vernon Township.

· The applicant also requests a minor modification from Section 151.192 of the Lake County Code to modify an existing 33-foot roadway easement. The existing 10-foot telephone easement will remain.

· Staff has no objection to the minor modification request.
