1. 17-04-VAR-012 Property: 676 Ridge Road Zoning District:R4 Appellant: DRH Cambridge Homes, Inc. Address: 750 E. Bunker Ct., Vernon Hills, Illinois 60061 Nature of Appeal: The petitioner and property owner, DRH Cambridge Homes, Inc., of 750 E. Bunker Ct., Vernon Hills, Illinois 60061, requests by authority of Section 150.1103(A)(4) and Section 150.1204(A)(13) of the Highland Park Zoning Code, a variation of provisions of Section 150.104(A), Section 150.402, and Section 150.710(A), as required under the R4 zoning district, to allow the subject property, which is not a Legal Lot of Record, to be owned and used as a separate and distinct Zoning Lot and Legal Lot of Record, in order to allow the owner to tear down the existing residence and construct a new residence on the property.

Note: This petition is a Compere Referral Request. The Council considered this request at their Monday, March 13th City Council meeting and forwarded the petition to the Zoning Board of Appeals for a recommendation. The Zoning Board will consider the petition and make a recommendation to the Council. At a later date, the Council will again consider the petition.

2. 17-04-VAR-014 Property: 1301 Linden Avenue Zoning District:R5 Appellant: Jeffrey A. Seiden and Diana C. Sanabria Address: 1301 Linden Avenue, Highland Park, Illinois 60035 Nature of Appeal: The petitioners and property owners, Jeffrey A. Seiden and Diana C. Sanabria, 1301 Linden Avenue, Highland Park, Illinois 60035, request by authority of Sections 150.1204(A)(1) of the Highland Park Zoning Code, a variation of provisions of Section 150.703 and Section 150.707(D)(1), as required under the R5 zoning district, to (i) encroach 4.68 feet into the required combined side yard of 26.26 feet on the east side of the property, in order to expand the existing garage attached to the single family dwelling.

3. 17-04-VAR-015 Property: 315 Lincolnwood Road Zoning District:R5 Appellant: Christopher and Stacy Foster Address: 315 Lincolnwood Road, Highland Park, IL 60035 Nature of Appeal: The petitioners and property owners, Christopher and Stacy Foster, of 315 Lincolnwood Road, Highland Park, IL 60035, request by authority of Section 94.407 of the Highland Park Code, a variation of a provision of Section 94.403(A), as required under the R4 zoning district, to remove one (1) Heritage tree from the property.

4. 17-04-VAR-016 Property: 3053 Summit Avenue Zoning District:R5 Appellant: Beth DeBaker, AIA DeBaker Design Group Address: 7925 N Lincoln Avenue #23, Skokie, Illinois 60077 Nature of Appeal: The petitioner, Beth DeBaker, AIA, of DeBaker Design Group, of 7925 N Lincoln Avenue #23, Skokie, Illinois 60077, on behalf of the property owners Joseph A. and Joan K. Cunnane, requests by authority of Sections 150.1204(A)(1) of the Highland Park Zoning Code, a variation of provisions of Section 150.703, Section 150.707(D)(1), and Section 150.707(F)(1), as required under the R5 zoning district, to (i) encroach 1.3 feet into the required side yard of 7.8 feet on the south side of the property, in order to construct an attached garage to the existing single family dwelling.
