Village of Deerfield Appearance Review Commission met Oct. 28

Here are the minutes provided by the commission:

A meeting of the Appearance Review Commission was held on Monday, October 28, 2024 at 7:30 p.m. Chairperson Sherry Flores called the meeting to order at 7:30 p.m.

Present were:

Liz Delevitt, Planning & Design Specialist

Document Approval

Ms. Charlson moved to approve the minutes from the September 23, 2024 Appearance Review Commission meeting. Mr. Mock seconded the motion. The motion passed unanimously on a voice vote.

Public Comment:

There was no Public Comment on non-agenda items. Two Deerfield High School students were present to complete an assignment for their political science class.

Business:

1. Terraces at Deerfield, 625 Deerfield Road - Wall Signs & Blade Sign

Matt Laska with North Shore Sign proposes three (3) new signs for Terraces at Deerfield. They will be removing the existing non-illuminated letters from the edge of the entrance canopy and replacing them with flush mounted olive green painted acrylic letters (PMS 4182C). The north wall sign will be illuminated channel letters, 24” in total height, centered on the wall. The projecting (blade) sign will be non-illuminated with a circular vinyl logo that will match the other tenants. Ms. Delevitt questioned the color for the blade sign frame, as the submittal states dark bronze but the other tenant structures are painted black. Mr. Laska is okay with the black rather than the bronze. Ch. Flores questioned if the blade sign complies with the sign criteria. Ms. Delevitt noted the sign criteria for this building allows tenants to have blade signs. The Commissioners discussed the signs.

Ms. Chaitman questioned the olive-green color together with the orange color. Ms. Charlson expressed concern about the orange color, as it seems out of place. She noted it would be nice if it tied into the interior of the building. Mr. Mock does not believe the orange will be an issue. The Commissioners believe the logo is nice. Mr. Laska explained the orange will pop off the white. He noted the orange will be fused into the vinyl and is close to their colors. Ms. Chaitman wanted to ensure the elevation is patched to like-new condition. The Commissioners discussed the line weight of the logo and suggested making it thicker so it reads better. Mr. Laska explained increasing the line weight would make the logo appear smaller.

Mr. Mock moved to approve the wall signs and blade sign for Terraces at Deerfield, as submitted with the existing facade to be patched and painted before the new wall signs are installed. The blade sign frame will match the adjacent blade sign frames in the shopping center. Mr. Goffron seconded the motion. The motion passed by the following vote:

AYES: Chaitman, Charlson, Goffron, Mock, Flores (5)

NAYS: None (0)

2. NorthShore Center for Oral and Facial Surgery, 700 Osterman Avenue – Opaque Windows

Ms. Delevitt reported the petitioner asked to postpone this agenda item until the next

Appearance Review Commission meeting.

Items from the Staff

Ms. Delevitt reported there was a violation by the former Red Roof Plus, which is now rebranded as a Super 8 by Windham. They will come to the Commission for new signage.

She hopes their banners will also be removed shortly. K9 Resorts will be returning to the Commission to add sun shades in their play yard and additional signage. Hank Haney will also be opening a new golf practice studio behind Erik’s Bike Shop. Their signage will be approved administratively.

Mr. Goffron attended the Plan Commission meeting with Ms. Delevitt to present the ARC’s recommendations for sidewalk sign regulations. The Plan Commission voted unanimously to recommend the ARC’s regulations to the Board of Trustees.

Items from the Commission

Ms. Chaitman reported she will not be returning to the Commission when her term expires in November. Ch. Flores mentioned that a fence has been installed around the Lake Cook Crossing property.

Adjournment

There being no further business or discussion, Mr. Goffron moved to adjourn the meeting.

Ms. Chaitman seconded the motion. The motion passed unanimously on a voice vote.

The meeting was adjourned at 8:03 pm.

The next Appearance Review Commission meeting will be November 25, 2024 at 7:30 pm.
