Village of Deerfield Appearance Review Commission met Feb. 24
Here are the minutes provided by the commission:
A meeting of the Appearance Review Commission was held on Monday, February 24, 2025 at 7:30 p.m. Chairperson Sherry Flores called the meeting to order at 7:30 p.m.

Document Approval
Mr. Goffron moved to approve the minutes from the January 27, 2025 Appearance Review Commission meeting. Mr. Mock seconded the motion. The motion passed unanimously on a voice vote.
Public Comment:
Ms. Delevitt reported a student from Deerfield High School was present for their civic engagement requirement for sociology.
Business:
Super 8, 340 S. Waukegan Road – Wall Sign and Exterior Paint
McKenna Leahy, with Modern Signs, Inc., explained they wish to revise the previously approved west elevation wall sign and repaint the building. Ms. Delevitt noted at the last meeting, the back and front ground signs were approved. A wall sign on a backer panel was also approved, but the Owner wants a different sign.
Ch. Flores asked if the entire building would be painted. Ms. Leahy explained it would all be painted and showed color samples of SW 7075 Web Gray and SW 6868 Real Red.
The wall would be patched and painted once the existing signs are removed. Ms. Charlson questioned the red color, which would be used for the balcony railings and roof trim, as it is very bright. Mr. Goffron believes it would look worse if it were a different shade of red. Ms. Charlson suggested using dark or medium gray to replace the red. Ms. Leahy noted the gray is not a branded color. Ms. Charlson and Ch. Flores believe the red is too bright as it would be on one-third of the building. Ms. Leahy asked if they could use the existing red color. Mr. Mock believes the brightness and drastic nature of the color is objectionable. Using a color that is more harmonious to the building, rather than a color that looks like a sign, would be preferable. Ms. Charlson suggested using a complementary shade of gray within the 7075 Web Gray color pallet. The petitioners looked at the color strip and the Commissioners suggested using SW 7073 Network Gray or SW 7076 Cyberspace instead of the red.
The Commissioners discussed the proposed sign and are okay with the channel letter wall sign which uses four (4) colors as well as the sign placement within three (3) feet of the roof line.
Mr. Goldberg moved to approve the wall sign as submitted with the channel letters above the roof deck, but within the 3 feet the Commission can grant. Mr. Goffron seconded the motion. The motion passed by the following vote:
AYES: Charlson, Goffron, Goldberg, Mock, Flores (5)
NAYS: None (0)
Mr. Mock moved to approve the building colors as presented with SW 6868 Regal Red and SW 7075 Web Gray. Mr. Goffron seconded the motion. The motion did not pass by the following vote:
AYES: None (0)
NAYS: Charlson, Goffron, Goldberg, Mock, Flores (5)
Ms. Charlson moved to approve the Super 8 paint colors with SW 7075 Web Gray color and either SW 7076 Cyberspace or SW 7073 Network Gray. Mr. Mock seconded the motion. The motion passed by the following vote:
AYES: Charlson, Goffron, Goldberg, Mock, Flores (5)
NAYS: None (0)
The petitioner will submit drawings with the approved color pallet. If the colors are not acceptable to the Owner, they can return to the Commission for a revised approval.
Items from the Staff
Ms. Delevitt reported the north elevation blinds at Rosebud have been fixed. Deerfield Village Centre received a repeat violation due to a dumpster blocking two (2) parking stalls. They will need to come to the Commission for a trash enclosure.
Ultimate Ninjas Academy is opening in Deerfield Village Centre, and their sign was approved administratively. They will be occupying the vacant tenant space next to Sweetgreen. Sky Zone also had their sign changes administratively approved. They will be opening soon in Deerbrook Mall.
Items from the Commission
Mr. Goffron questioned when Deerfield Square Residential would screen their mechanicals. He also noted some of the letters on the Walgreen’s wall sign are not illuminated.

There being no further business or discussion, Ms. Charlson moved to adjourn the meeting. Mr. Mock seconded the motion. The motion passed unanimously on a voice vote.
The meeting was adjourned at 8:10 pm.
