Community Partners for Affordable Housing (CPAH) plans to request $85,000 in grant funds from the Highland Park Housing Commission to purchase a property located at 1269 Cavell Avenue. The request will be made on Sept. 4. CPAH has already entered into a contract to buy the single-family attached home from the Affordable Housing Corporation of Lake County.
The purchase price for the property is stated to be $388,555, which includes kitchen appliances and central air, according to the real estate contract attached to the Highland Park Housing Commission agenda for its Oct. 4 meeting.
The Cavell Avenue property has been included in the City's Community Land Trust inventory as part of a scattered site grant agreement between CPAH and the Highland Park Housing Commission, as mentioned in the agenda packet.
To finance the purchase, CPAH has received funds from a Community Development Block Grant provided by Lake County. The grant allocated $220,000, out of which CPAH will receive $219,100. The remaining $900 will be used by Lake County for an environmental review, according to the agreement attached to the agenda.
Under CPAH's agreement with Lake County, the property will consist of three housing units with three or four bedrooms. At least 51% of the units must be occupied by low- and moderate-income households. CPAH is required to complete the resale of these units by August 2025. Failure to do so will result in the grant funds being repaid to the county, as specified in the agreement.
With the request for grant funds, CPAH aims to further its mission of providing affordable housing options and helping low-income individuals and families find suitable homes.
