Mundelein considers Belle Tire proposal on S. Lake Street

Belle Tire is set to present a proposal for the construction of a 9,800-square-foot, one-story tire facility at 2025-2035 S. Lake Street. The property was previously the site of Vernon Apartments until its demolition in 2011.

According to the Village of Mundelein Planning and Zoning Commission meeting agenda for its February 7 meeting, Belle Tire is making a special use request as required for minor motor vehicle service and repair facilities in a C-2 General Commercial zoning district. Belle Tire's business operations involve selling and installing passenger vehicle tires, along with offering minor automotive repairs such as brakes, alignments, shocks, struts, batteries, and oil changes.

The commission's agenda also stipulates that as a minor motor vehicle service and repair shop, Belle Tire will not be permitted to start the same vehicles outdoors on the site for more than 72 hours. Furthermore, the sale of used or new automobiles is not allowed.

In terms of site regulations, all operations must be fully enclosed. The commission's agenda further states that since the proposed park serving the Townes at Oak Creek is zoned residential, an opaque fence at least six feet high must be installed on the property line. In response to this requirement, Belle Tire plans to install a six-foot solid fence with an emergency/maintenance access gate.

According to the commission's agenda for its February 7 meeting, there is a property located between the proposed Belle Tire site and D.R. Horton's The Townes at Oak Creek townhome development - currently under construction - which is intended to become a park and stormwater management area. In accordance with this plan, Belle Tire intends to accommodate the Mundelein Park and Recreation District's request for access to the park property from the west for emergencies and maintenance purposes only; public access will not be granted.
