VAR-001088-2025: On the petition of Steve and Michelle Mika, record owners, who seek the following variations from the requirements of the Lake County Code and any other zoning relief as required: 1. Reduce the north side-yard setback from 4 feet to 0.29 feet, to allow for the restoration a legal nonconforming single-family dwelling that has exceeded 50% of its replacement cost; 2. Reduce the required lowest floor elevation of a substantially improved residential structure from one foot above the Base Flood Elevation (BFE) to 4 feet below the BFE; 3. Reduce the elevation of a substantially improved structure that is required to be constructed with materials resistant to flood damage from one foot above the BFE to 4 feet below the BFE; 4. Reduce the required elevation of all electrical, heating, ventilation, plumbing, air conditioning equipment, and utility meters of a substantially improved residential structure from the one foot above the BFE to 4 feet below the BFE; and 5. Reduce the required total net area of permanent openings below the BFE of a substantially improved residential structure of not less than 1 square inch for every one square foot of an enclosed area subject to flooding below the BFE to a total net area of 0 square inches for every one square foot of enclosed area subject to flooding below the BFE.
