Ground Up Baseball seeks zoning variance in Mundelein industrial district

Village staff and the Planning and Zoning Commission have recommended approval for a baseball training facility in a unit at 1355 Wilhelm Road that is zoned for general manufacturing (M1). Ground Up Baseball applied for a variance for an arts studio use.

According to the Village of Mundelein Board of Trustees agenda, the building at 1355-1375 Wilhelm Road is a multi-tenant structure with tenants that include Audio Supply, DBC Fulfillment Center, and Windy City Deli Provisions. Justin Litovsky, Ground Up Baseball's owner, applied for a business registration to occupy a unit but was denied by staff because arts studio use is not permitted within M-1 zoning districts. The Village categorizes arts studio use as an establishment where an art, type of exercise, or activity is taught or studied, such as dance, martial arts, gymnastics, or yoga. A baseball training facility fits that classification since it is a type of activity taught and studied at the subject property.

The Village of Mundelein Board of Trustees' next meeting will be on Oct. 14 at 7 p.m., according to its website. The Planning and Zoning Commission will next meet on Oct. 2 at 300 Plaza Circle, Mundelein.
