VILLAGE OF MUNDELEIN: Mundelein Board of Trustees Approve New K. Hovnanian Housing Development

Village of Mundelein issued the following announcement on July 20.

At a recent Mundelein Village Board Meeting, the Board of Trustees adopted a Resolution approving the term sheet for property located at 538 Morris Avenue between the Village of Mundelein and K. Hovnanian Homes.

The total property size is 2.78 acres. Under the terms of the agreement, Developer K. Hovnanian Homes acquires 2.3 acres and Mundelein retains approximately half of an acre for future development. On the site, K. Hovnanian Homes plans to build 16 single family homes on narrow lots, similar to homes in an urban environment.

“We are very pleased with K. Hovnanian’s vision for this site. This new single family housing development will add variety to our current housing stock. This trendy, narrow and urban-style of home is something Mundelein currently does not have, yet this is the style of home that consumers are seeking. This will attract a new buyer into the Mundelein market. Further, the consultants on Mundelein’s Downtown North Implementation Plan, recommend introducing the style of home into the market,” explains Amanda Orenchuk, Director, Community Development.

As a point of reference, Mundelein’s Comprehensive Plan recommends a mixture of uses within the Downtown. Farr Associates prepared the Downtown North Implementation Plan, (DNIP-adopted in 2017), that further explores potential land uses and the built environment within the study area bound by North Lake Street (Route 45), East Maple Avenue (Route 176), East Hawley Street, and Morris Avenue. The Downtown North Implementation Plan stays true to the vision of a pedestrian-friendly built environment that bring buildings towards the street and introduces a mixtures of uses. The housing type proposed by K. Hovnanian Homes—narrow-lot single-family—is recommended in the DNIP for this area.

“Adding residents to this area will complement the businesses to the west and east, provide an enhanced neighborhood experience when entering the Downtown from the North, and create a stable and complementary use for properties to the east,” Orenchuk concludes.
