Advantage Material Handling wants to use this Townline Road building for its forklift retail, rental, and service facility, but needs a parking variance. | Village of Mundelein
The Village of Mundelein Planning and Zoning Commission's agenda stated that commissioners will consider Advantage Material Handling's request for a recommendation to approve a permit and variance from the minimum parking requirements at its September 4 meeting.
According to the village's Community Development Department, a special use permit and variation application were received from Advantage Material Handling for the property located at 300 Townline Road. The property requires 100 parking spaces based on the total square footage of buildings but currently has only 38 parking spaces. This constitutes a request for a 62% parking variance.
The Planning and Zoning Commission's agenda indicated that Century Tile had previously used the property as a retail showroom, contractor storage yard, and warehouse. It was later sold and occupied by Lake County Lightning for use as an indoor baseball practice facility. A variance was granted to allow the leasing of an indoor storage yard to third-party contractors. The property has been vacant since those entities left.
Advantage Material Handling's current location at 900 Tower Road had violations related to outdoor storage, parking on grass, and work without permits, according to the Planning and Zoning Commission agenda. The petitioner was informed that outdoor storage would require a separate special use permit.
