      Nature of Appeal: The petitioners, Harriet and Brian Avery of 5235 N Ravenswood Apt 5, Chicago, IL 60640, on-behalf-of the property owner Rico Family Partnership, of 2485 Waukegan Road, Highland Park, IL 60035, request by authority of Section 150.1204(A)(1), Section 150.1204(A)(6), and Section 150.1204(A)(11), of the Highland Park Zoning Code, a variation of provisions of Section 150.105(A), Section 150.703, Section 150.711(A) and Section 150.1903(A), as required under the R5 and R6 zoning districts, to (i) permit the extension of the R6 district to the entirety of the Subject Property, (ii) to encroach 34 feet within the required R5 front yard of 40 feet along Judson Avenue, (iii) to encroach 11.5 feet within the required R6 front yard of 25 feet along Judson Avenue, (iv) to encroach 4.25 feet within a required R5 side yard of 9 feet along the south property line, (v) to encroach 31.5 feet within an Established Building Setback of 37.5 feet along Judson Avenue, and (vi) to construct structures and perform earth moving within the Steep Slope Zone, in order to construct a new single family home with accessory structures, including an AC unit in a required side yard.
