City of Highland Park Zoning Board of Appeals met Dec. 1.

Here are the minutes provided by the board:

I. CALL TO ORDER 

At 7:30 PM Chair Cullather called the meeting to order and asked Planner Fawell to call the roll.

Planner Fawell called the roll:

Members Present: Beck, Zaransky, Yablon, Hendrick, Bay, Putzel, Cullather 

Members Absent: None

Planner Fawell took the roll and declared a quorum present.

Staff Present: Fawell

Student Rep.: None

Council Liaison: None

Corporate Counsel: None

II. APPROVAL OF MINUTES 

November 17, 2022 

Chair Cullather entertained a motion to approve the minutes of the November 17, 2022 meeting. Member Hendrick so motioned, seconded by Member Bay.

Vice Chair Putzel and Member Yablon abstained.

On a voice vote, the motion passed unanimously.

III. PUBLICATION DATE FOR NEW BUSINESS: 11-16-22

V. NEW BUSINESS

Property: 178 Prospect Ave., Highland Park, IL 60035

Zoning District: R4/LFOZ

Appellant: Charles E. and Lauren M. Wood

Address: 178 Prospect Ave., Highland Park, IL

The petitioners and property owners, Charles E. and Lauren M. Wood of 178 Prospect Ave., Highland Park, IL 60035, with legal representative Marc S. Lichtman, request by authority of Sections 150.129(A)(5) and 150.1204 (A)(14) of the Highland Park Zoning Code, a variation of provisions of Sections 150.707(D)(1) and 150.707(B)(1), as required under the R4 zoning district, to (i) exceed the maximum allowable floor area of 5,280 s.f. by 870 s.f. for a proposed total of 6,150 s.f. and (ii) exceed the maximum allowable rear yard coverage of 30% by 10% in order to construct an attached garage and office with a driveway.

Planner Fawell stated the applicant has requested a continuance to January 5, 2023 to address some issues.

Chair Cullather motioned to continue this item to January 5, 2023. Member Bay so motioned to continued without further notice, seconded by Vice Chair Putzel.

Planner Fawell called the roll:

Ayes: Beck, Yablon, Zaransky, Hendrick, Bay, Putzel, Cullather

Nays: None

Motion passed 7-0.

VI. STAFF REPORT: 

Planner Fawell stated the December 15, 2002 meeting is cancelled and January 5, 2023 will be the next meeting.

VII. MISCELLANEOUS: 

Chair Cullather read a resolution recognizing Vice Chair Putzel for her service to the ZBA.

Vice Chair Putzel stated she was grateful and it has been a pleasure working with the other members. She had learned a lot and it had been a pleasure and an honor.

Member Hendrick stated she had always been very welcoming and made it easy to acclimate to the ZBA.

Member Zaransky stated she brought great perspective to the ZBA. VIII. ADJOURNMENT: 

Chair Cullather motioned to adjourn. Vice Chair Putzel so motioned, seconded by Member Yablon.

On a voice vote, the motion carried unanimously.

The Zoning Board of Appeals adjourned at 7:36 PM.
